In Turks and Caicos, average price per sq. ft. climbed from around $800 in 2019 to $1,350+ by 2024 — a 69% jump in 5 years. Meanwhile, short-term rental income moved from $800/month average to $11,000+/month for top performers. I track this data obsessively. The gap between buyers who do and buyers who don't is enormous.

The single most reliable appreciation driver in any island market is constrained supply. When land runs out in high-demand areas, the existing inventory becomes the only inventory. Buyers compete. Prices move. I've watched this cycle accelerate in Turks and Caicos every year I've lived here — and it's not slowing down.

Infrastructure is the ultimate value multiplier. A new airport terminal means more tourists flying in. A marina means wealthier visitors and yacht traffic. A luxury resort within 2km of my unit raises the benchmark nightly rate for everything around it. These aren't coincidences — they're cause and effect.
